Subleasing

Subleasing part of the apartment means that you sublease maximum half of your apartment to subtenants use. Subleasing the entire apartment means that you will sublease your whole apartment to subtenants use.

Before making a subtenancy agreement for whole or part of the apartment, refer to the Act on Residential Leases for further information. Make the subtenancy agreement in writing and deliver a copy of the agreement to the POAS office. Please note that while you are your subtenant’s lessor, your contractual obligations towards POAS, such as paying the rent and keeping the flat in good condition, remain unchanged. Deliver a copy of subtenancy agreement (whole apartment or part of the apartment) (and appendices) well in advance at least 1 month before the contract starts to POAS for approval.

Notice that POAS has right to not to approve the subtenancy agreement. The POAS office accepts no liability for subtenancy agreements, and it does not find subtenants for its tenants’ flats.

Notice! Renting apartments forward through Airbnb or other similar services is prohibited!

 

Subleasing part of the apartment

You can sublease maximum half of your flat to a subtenant´s use indefinitely. When subleasing only part of the apartment to subtenants use, subtenants don´t need to meet POAS´s criteria.  If you wish to rent part of your apartment to a subtenant, please fill in and sign an partial subtenancy agreement and sent it to POAS office for approval. You can send agreement via post or bring it to our office. You can also sent agreement via email to toimisto@poas.fi.

 

Subleasing the entire apartment

If you wish to rent your entire flat to a subtenants use, you need to make a subtenancy agreement with your subtenant. Minimum time for subtenancy is 1 month and maximum 24 months. If you sublease your apartment many times in smaller periods all of those will be summed up. Your subtenant must be either a student or a working person of under 30 years of age. Also a subtenant in this case must deliver appendices to the agreement:

Students are required to prove that they are currently studying by presenting one of the following:

  • a certificate of studies from your school, dated no more than three months ago
  • a student admission letter from your school, accepted until the date your studies begin
  • Kela’s valid decision on the payment of a study grant, including the name of the student and the school
  • a student card that includes the name of the student and the school and has a valid year tag, granted by a students’ union.

 

Working people shall present one of the following:

  • the latest wage slip for a period of a month
  • a valid employment contract

 

Notice! If subtenancy period is during summer and lasts 3 months or under, subtenant doesn´t need to meet POAS´s criteria. However, we still need subtenancy agreement and it´s appendices from subtenant!

POAS will check subtenants credit history before accepting the agreement. You can send agreement and appendices via post or bring them to our office. You can also sent them via email to toimisto@poas.fi.
