Subleasing and temporary assignment
Subleasing a part of the apartment means that you sublease a maximum half of your apartment to a subtenant’s use. If you wish to rent your entire apartment, you can make a temporary assignment of residential apartment.
Before making a partial subtenancy agreement or temporary assignment, please refer to the Act on Residential Leases, for further information. Also a temporary tenant or subtenant is required to follow POAS’s general rules and regulations.
The agreement of sublease or temporary assignment need to be signed by both parties and delivered to POAS at least one (1) month before the agreement becomes valid.
Subleasing a part of the apartment
You can sublease a maximum half of your apartment to a subtenant’s use indefinitely. When subleasing only a part of the apartment, subtenants don’t need to meet POAS’s tenant criteria. If you wish to rent part of your apartment to a subtenant, please fill in and sign a partial subtenancy agreement and send it to POAS for approval. You can send agreement and attachments by mail or tenant portal. You can also sent them via email to toimisto(a)poas.fi.
Temporary assignment of an apartment
If you wish to rent your entire apartment, you can assign your apartment temporarily to another person due to studies, work or military service. In shared apartments, the temporary tenant must be of the same gender as the tenants living in the apartment.
Please note that POAS’s tenant remains responsible for the obligations placed upon the tenant under the lease such as responsibilities of the apartment or rent payments. NOTE! POAS does not check the credit history of temporary tenants. The rent amount asked from temporary tenant should not be any higher than the amount POAS’s tenant is paying to POAS.
POAS’s tenant and temporary tenant are required to fill out a temporary assignment of a residential apartment. POAS is not responsible for filling out the agreement or finding temporary tenants to apartments. NOTE! Renting apartments forward through Airbnb or other similar services is prohibited!
If the temporary assignment of the apartment takes place between September and April, temporary tenant must be either a student or a working person of under 30 years of age, depending on the housing complex. All agreement parties must present attachments to POAS office (such as study certificate, student card, employment contract, the latest wage slip etc.).
If the temporary assignment period takes place during summer (between May and August) and lasts for a maximum of four (4) months, temporary tenant does not need to meet POAS’s tenant criteria. In these cases, the attachments are not required either.
The filled and signed form as well as the necessary attachments need to be delivered to POAS minimum one (1) month before the temporary assignment of the apartment begins.
