Notice of defects

It is tenant’s duty to notify

Act on Residential Leases §24: The tenant shall notify the lessor without delay of any damage to or deficiency in the apartment which it is the lessor’s responsibility to correct. Notification shall be made immediately if, to prevent further damage, repairs must be undertaken without delay. A tenant who fails to make the required notification shall be liable for any damage caused by such failure.

Urgent cases

Urgent cases need to be informed to the maintenance company by phone IMMEDIATELY. Maintenance companies’ on-call services are available 24/7.
Urgent matters include the following:

  • fridge, freezer or stove doesn’t work
  • opening your apartment door if you forget the key inside
  • water leaks or damages

Non-urgent matters

Submit Notice of Defects in tenant portal

Non-urgent issues that need fixing, cleaning or maintenance, need to be informed to POAS by submitting a Notice of Defects. Non-urgent matters can be issues inside your apartment, building or outdoor areas, such as door doesn’t lock, window is broken, broken plug etc. Submit the Notice of defects as soon as you notice a fault. Failure to do so might make you liable for damages. Please inform us even of minor problems, so that we can prevent the problem from expanding.

Notice of Defects is submitted in our tenant portal. This way we can confirm the identity of the tenant, and get your consent that the landlord is allowed to enter your apartment with a master key. Please mention in the form whether the maintenance staff is allowed to enter your apartment with a master key. If the master key cannot be used, inform us when you will be home to open the door for maintenance staff. We kindly ask you to inform also about pets or any other things that may affect the apartment visits.
